At Anahita Beau Champ, we believe that wellbeing is something that must be designed and planned. Our commitment to achieving the WELL Community certification, awarded by the International WELL Building Institute (IWBI), reflects this vision.

Pre-certified since 2024, our Smart City is the only one in the Indian Ocean to hold this globally recognised label. It confirms that every element of our planning, from infrastructure to public spaces, meets exacting standards for health, comfort and quality of life.

Our approach is led by two urban planners, both certified WELL Accredited Professionals (WELL APs), who have mastered implementing WELL solutions at scale for creating urban spaces centred on wellbeing.

What is the WELL Community certification?

The WELL standard is built on 10 key concepts, each grounded in scientific research to create healthy, inclusive environments. It addresses not only the physical environment but also the behaviours, services, and overall quality of life within a community.

The 10 WELL concepts at Anahita Beau Champ

Air

Goal: Maintain optimal air quality. 

Actions: Planting trees and continuous green corridors, limiting traffic in residential areas, encouraging natural ventilation in all buildings, creating smoke-free zones, and installing real-time air quality sensors in public areas. All building materials must meet strict air-quality standards. 

Water

Goal: Ensure access to high quality drinking water. 

Actions: Control the quality of water and installation of public drinking fountains throughout the Smart City. 

Nourishment

Goal: Promote healthy, sustainable eating. 

Actions: Five hectares of productive landscapes (Les Jardins de Beau Champ) within the development, with produce sold locally at Zeste to encourage short supply chains.

LIGHT

Goal: Provide natural lighting that respects human biological rhythms. 

Actions: Buildings oriented to maximise daylight; public lighting designed to be non-intrusive and reduce light pollution; layouts avoiding glare.  

Number of streetlights are calculated to ensure spaces feel welcoming and safe while protecting the night sky. Warm lighting tones create an inviting atmosphere and good visibility. 

Movement

Goal: Encourage daily physical activity. 

Actions: Walking trails, cycle paths, sports facilities including the 2,000m² RM Club, multifunctional green spaces, and convenient access to essential services and amenities, reducing the need for car travel.

Thermal Comfort

Goal: Create a comfortable environment by controlling thermal conditions, ensuring a pleasant, calm and well-suited living space for all. 

Actions: Bioclimatic architecture, insulating materials, user-centred urban furnitures, ensuring all spaces are accessible to people with reduced mobility, and areas dedicated to rest, relaxation and meditation, all connected to nature. 

Sound

Goal: Minimise unwanted noise and improve acoustic comfort to promote focus and wellbeing in a peaceful environment. 

Actions: Quiet spaces for focus, rest or meditation, use of sound-absorbing materials, and landscaping to reduce echo and background noise. 

Materials

Goal: Use healthy, sustainable, low-emission materials to improve air quality and reduce environmental impact.

Actions: Promote reuse and recycling in construction, as with Alteo’s offices within the Smart City, and use materials that enhance thermal, acoustic and visual comfort.

Mind

Goal: Support emotional balance and peace of mind.

Actions: Integrating nature throughout the development with canals, gardens and orchards, creating a wellness centre, and inclusion of art in public areas designed to bring people together and encourage social connection.

Community

Goal: Design spaces where everyone can access, participate in and enjoy community life.

Actions: A vibrant central hub with a café, swimming pool, market, cultural events and open gathering areas, with participatory processes to involve residents in decision-making. Spaces and wayfinding made for all.
